Before You Add Insulation, Make Sure Your Attic Is Ready For It.

Many companies do one thing — add insulating product into your attic. But insulation is only one piece of the puzzle. If your attic has air leaks from below, poor ventilation, blocked soffits, or moisture issues, adding insulation on top of those problems just buries them. The right approach is to fix the attic's airflow and sealing first, then insulate. I'm a licensed builder who evaluates the full picture before you spend money on insulation you might not need — or that won't work until other issues are addressed.

What Insulation Companies Often Skip

An insulation company makes money selling insulation. They're not incentivized to tell you that your soffit vents are blocked, your bathroom exhaust fan is dumping moisture into the attic, or your attic bypass penetrations need to be sealed before insulation goes in. These are the things that determine whether your insulation investment actually works — and they're exactly what I check first.

What I Evaluate

"Ventilation balance"

Are your soffit vents clear? Is there adequate ridge ventilation? Is air actually flowing through the attic or is it stagnant?

"Moisture sources"

Bathroom fans, kitchen vents, dryer vents — are any of them exhausting into the attic instead of outside? This is one of the most common problems I find and it causes mold and rot that insulation won't fix.

"Attic bypass air sealing"

Gaps around plumbing stacks, electrical penetrations, light fixtures, chimney chases, and top plates. These let conditioned air leak into the attic. Insulating over unsealed bypasses wastes energy and can cause ice dams.

"Existing insulation condition"

Is it wet? Compressed? Contaminated with rodent droppings? Sometimes the existing insulation needs to come out before new goes in.

"Thermal imaging scan"

I use infrared imaging to see heat loss patterns, missing insulation, and air leakage paths that aren't visible to the naked eye.

"Ice dam risk assessment"

In Northern Michigan, improper attic insulation and ventilation is the leading cause of ice dams. I evaluate your specific roof geometry and recommend solutions.

Why the Order of Operations Matters

Here's what happens when you skip the prep work: insulation is blown over unsealed attic bypasses and blocked soffits. The warm air leaking into the attic melts snow on the roof, which refreezes at the eaves — ice dams. Meanwhile the blocked soffits trap moisture in the attic, and now you've got wet insulation and potential mold. The company did exactly what they were hired to do. The problem is nobody checked whether the attic was ready for it. That's my job.
